Construction Management

The coordination of many rapidly moving parts under a strict budget and time frame is the task of construction management. Plan and specification preparation, cost estimates, target dates, permits, sub-contractor bids, governmental approvals and inspections, supervise construction in accordance with plans and specifications, job close-out, final accounting all to tenant and owner approvals.

Important difference. Our construction management team is a building team, not an observing team. There is generally no general contractor, nor is there a general contractor fee. Reliance Property Resources works solely for the owner under the textbook definition of construction management. We bid all sub-contractors and supervise their work. Require that they have insurance, do the work in accordance with plans and specifications, and process their invoices for payment. For our services we earn a flat fee based on total actual cost. All cost savings go to the owner, not to a general contractor.

Reliance Property Resources experience ranges from a $15 million office building and all tenant improvements therein to the construction of office / warehouse and metal buildings, total building renovations, asbestos abatement, as well as fire code and ADA compliance.


Scope

  • Shell construction experience includes mid and high-rise office buildings, office / warehouse, and distribution centers.
  • Interior construction experience includes tenant space build-outs, computer rooms, laboratories, lobby / common area renovation.
  • Manage the process from Design - Estimating - Bidding - Contracts - Permits - Construction - Supervision - Inspections - Occupancy - to the final Accounting.
  • Perform construction services in the role of Construction Manager (CM) as part of the ownership team.
  • Provide Build-to-Suit and Development services.
