Reliance Property Resources believes that a facility manager is a strategic tool in the day to day operation of your business. Reliance Property Resources has built a team of real estate professionals over the past seventeen years who's primary function has been the economic and efficient operation and maintenance of commercial office and office/warehouse facilities. Skills that will compliment and enhance existing operations and systems.

The Reliance Property Resources system creates a single source for all your real estate and facilities needs. One telephone call gets the air conditioner repaired with the in-house expertise to know exactly what needs to be repaired, how much it should cost and how long it should take. From the opposite direction, Reliance Property Resources can assist in the design and installation of energy management programs and systems. Combining all properties under our management wing, we are a factor when we bid landscape, janitorial, renovation construction, etc. There is much more. We will assist in the design or layout of space, assist in the acquisition of furnishings and equipment, moving or relocating personnel, purchase and installation of telephone equipment, etc.


Scope

  • Determine with Owner the needs and expectation levels for the property and provide a single point of contact with a single telephone call.
  • Assemble documents, plans and records necessary for a detailed review and analysis of the property's operation.
  • Provide contract administration. Establish purchasing procedures piggy-backing on Reliance Property Resources' buying power.
  • Review all building MEP equipment and life safety systems. Prepare preventive maintenance programs, time tables, and cost estimates. Perform regularly scheduled inspections and service.
  • Provide construction and renovation services.
  • Provide assistance in complying with City code, ADA, Life Safety, CFC as well as other governmental regulations.
  • Establish operating and capital budgets and assist with accounting procedures.
  • Provide monthly reporting.
  • Staffing and supervising of on-site personnel.
  • Coordination of furniture, fixtures and equipment items via staff professionals or outside professionals to include: 1) telephone, 2) computers, 3) network systems, 4) food service, 5) fitness centers, 6) or other services essential to the operation of the building or business.
  • Disposition analysis and disposition services. Leasing and sub-leasing of excess space and or equipment.
