Reliance Property Resources believes that property management is not a complicated or difficult task, just difficult to do well. We believe there is no substitute for good tenant relations and effective cost controls. We know property owners want creative problem solving and quality reporting.

As a team, Reliance Property Resources participates in the management of every property. Brokers, managers, engineers, maintenance personnel, accountants, and secretaries are all part of the tenant relations, marketing, and operational team . This integration of responsibility can only be accomplished by utilizing good, well-qualified people who are properly motivated. People who care about their performance.

Getting off to a good start with each new property is important. Reliance Property Resource's transition team does this by going to great lengths to familiarize itself with all aspects of the property, it's operation and it's tenants. Our detailed and systematic approach to assessing a property's current position is documented into a usable format and presented to the owner in a Project Manual, usually within the first ninety days . In tandem with the initial property condition review, the transition team will also formulate a marketing program backed by in depth market analysis and recommendations. Finally, this information will be integrated into an overall operations and financial plan. Once approved, the plan(s) are put into action and the results measured monthly.


Scope

  • Ascertain Owner expectations and establish appropriate goals and objectives to accomplish same within a specific time frame.
  • Insure the uninterrupted operation of the property by assembling a transition team made up of property management, leasing, engineering and construction experts to capture and analyze historical information.
  • Thoroughly examine the property and all documentation, records, plans in an expeditious manner in order to determine the status of the property.
  • Develop a statement of condition within ninety (90) days of the assignment and recommend operational and financial procedures for correcting deficiencies wherever they might exist.
  • Conform to Owner's unique accounting, management, tax and insurance requirements. Implement Owner directed accounting programs whether that be Skyline, Peachtree, spreadsheet, or other.
